Flexible Small Households in Senior Living - The Vista at CC Young Case Study

The Vista at CC Young represents a new design concept in Senior Living with ultimate flexibility to adapt each sixteen-person small household to changing market demands and resident needs, as the once clear lines between care types become less evident. Households are designed to be easily reassigned individually as needed between long term care, short term rehab, memory support, assisted living, hospice and in a new twist for one of the households, adaptation into an LTAC. Apartments feature resident personalization flexibility which is uncommon in licensed care environments. The building features a shared amenities and staff support level, open to the rest of the campus, to improve socialization, visitation, connectivity and staff retention. Amenities include a multi-purpose room, volunteer center, chapel, Café, life enrichment center, human resources / hiring / training center and an innovative more private therapy suite including PT, OT, outdoor and aquatic therapy for both inpatient and outpatient recovery. The project represents a strategic shift in the communities licensed care efficiencies, consolidating the operations of four separate buildings arrayed up a steep hillside into one cohesive complex. Careful planning separated Resident and Staff areas for improved privacy and security which was useful during the pandemic. In this session we will share insights from the design process, state licensure processes and first two years of operation of this flexible model. Including insights into the resiliency of the flexible small household model in responding to the pandemic. The Vista has been recognized for an AIA Design for Aging Award, Senior Housing News Award and a story in EFA magazine. The session will also showcase other applications of flexible small households including detached homes, Green House homes and a medium sized two story variation to illustrate the wide variety of types and scales that can utilize flexible small household design.
