Growing Black-led Affordable Housing Development in Upstate New York

Divitta M. Alexander is President of Oxford Consulting Inc., an affordable housing development consulting firm that concentrates on mission-based development. She is also managing member of Divitta Alexander PLLC, a solo law practice located in Buffalo, New York. Her practice focuses on commercial real estate and community development law, with a concentration in faith-based affordable and mixed-income housing transactions, as well as other complex real estate development transactions.
Oxford Consulting Inc. is a New York State certified women owned business enterprise (WBE), with an application for minority owned business enterprise currently pending. Divitta Alexander PLLC is a New York State certified minority and women owned business enterprise (MWBE) and a certified disadvantaged business enterprise (DBE) under federal regulations.
Ms. Alexander has over 18 years’ experience practicing law in the state of New York and has represented for-profit and not-for-profit developers, public and private lenders, grantors and investors on projects involving tax-advantaged financing, conventional and governmental construction and permanent loans, investor equity, governmental subsidies, and real property and other tax exemptions. Ms. Alexander has substantial experience assisting clients with real property acquisitions and sales.
Additionally, she assists for-profit and not-for-profit real estate developers, community organizations and others with preparing and submitting applications for community development project financing, closing on financing, drawing down funds and obtaining necessary government approvals.
Ms. Alexander routinely reviews and negotiates a wide range of contracts on behalf of businesses from real estate finance agreements, joint venture and developer agreements, to service agreements and publishing agreements, among others. She has significant experience negotiating commercial leases and licenses (i.e. retail, office space, telecom, parking, office sharing, etc.), and counsels small businesses on a broad array of issues including entity formation and other transactional arrangements.
