Nicholas' career path started as an Educator at a small, progressive, public school in Spanish Harlem. He received an M.S. Ed. from the Bank Street College of Education in Childhood Special and General Education. While at Bank Street, Nicholas focused on Urban Education and was awarded the Iscol Scholarship. Nicholas' thesis studied the link between incarceration rates and educational motivation.
During his time working within the New York Board of Education Nicholas realized how vital safe, quality, affordable housing was to students' successes. In 2007, Nicholas transitioned to the Affordable Housing industry for Cornell Pace Inc. (CPI). He started at CPI as a Financial Analyst and, later, became Vice President of Affordable Housing. Nicholas works closely with developers, lenders, and syndicators to ensure tenants have quality housing while also keeping an eye on the bottom line to ensure projects remain viable and are able to continue their mission.
In 2014, Nicholas also led CPI's software migration to Yardi Voyager and actively oversees the running of Yardi's Core, Affordable, Public Housing, RENTCafe and PayScan Modules. This work has Nicholas actively involved in all departments of CPI working to create efficiencies for both CPI and our clients.
Nicholas was made a partner in Cornell Pace Inc. in 2015 while also moving into the role of Director of Affordable Housing. He is responsible for growing their affordable housing division which includes third party management as well as contributing financial equity to new development deals.
Nicholas has also been a panelist for the New York Housing Conference's Rising Leaders' Network speaking on the integration of Affordable Housing and Social Services to best address New York City's Homeless Populations.
Nicholas also received a B.A. in Political Science from Miami University in Oxford, Ohio.
